However, this intervention affects the social composition of each place. Therefore, regeneration policies have an impact on its coexistence patterns and its social capital. After the analysis of regeneration areas in Barcelona, Madrid and Zaragoza from 1991 to 2011 it can be deduced that its objectives exceed the upgrade of most deprived areas. In the case of city centres, regeneration can alter the distribution of age groups within the city. Finally, it can also promote gentrification processes by which growing upper classes occupy new places and displace most deprived households, mostly composed by foreign workers.Finalizado el ciclo inmobiliario expansionista, la intervención sobre la ciudad construida se revela como un objetivo prioritario consistente en adecuar el espacio residencial a las necesidades sociales de sus habitantes. Sin embargo, esta intervención genera consecuencias sobre la composición social de cada espacio que inciden sobre sus formas de convivencia y pueden alterar su capital social. El análisis de las intervenciones en Barcelona, Madrid y Zaragoza entre 1991 y 2001 permite deducir que la delimitación de las áreas de rehabilitación sigue objetivos que exceden la mejora de las áreas en peores condiciones.
